OUR PROCESS IS SIMPLE

Our building method simplifies the way we design and build by offering a library of patented, off-the-shelf compact modules and components for rapid construction at affordable prices. Our Compact Modular range of load-bearing modules integrates all cabinetry, appliances and services but still allows you to add your own personal style with a choice of finishes, tops and fittings. Compact Modular compresses the functionality of each room into a single module that houses all of the elements and services needed for its optimal use.

STEP 1 - INTRODUCTORY ASSESSMENT & CONSULTATION

Digital Assessment:

Upon request of a consultation, you will receive a digital form to complete. The form is a short assessment to help us understand what you are looking for, and what the scope of work will be.

Online Consultation:

We will organise an online meeting with the RAW Module design team to go over the project parameters and what base design you would like to begin with.

STEP 2 - CONCEPTUAL DESIGN

Once we have completed the introductory consultation and you have selected which design you are interested in, we will a design booklet for you that includes 3D renders and floor plans showing your unit of your choosing on your property.

Budgetary costing will be presented to you. If you appoint us to build the unit, you will get a 100% design fee rebate.

Note: Architectural, engineering and other professional fees excluded.

STEP 3 - ACCESSIBILITY ASSESSMENT (if necessary)

This assessment is designed to review your property information for truck and crane logistics and to provide you with a budgetary estimate for the RAW Unit, shipping, crane, and assembly. This is specifically for building sites that will have building challenges, such as steep, rocky terrain with no access points.

(Note: for sites outside of Gauteng, a travel and callout fee will apply.)

STEP 4 - ARCHITECTURAL & ENGINEERING CONSULTATION - COUNCIL SUBMISSION

Once we have completed the Conceptual Design and you have committed to the budget proposal that we presented in Step 2, we will start on your architectural and engineered set drawings for your building permit submission. Below is a list of deliverables:

What is Included:

Architectural Services:

  • Council submission drawing set & council running
  • Compliance with Surveyor General and Zoning rights of the site
  • Energy & Fenestration Assessment

Engineering Services:

  • Foundation design
  • Council submission sign off

Note: These fees will also be dependent on the type of site.
Council submission process can take anywhere from 3-6 months.

Step 5 can happen simultaneously with this step.

STEP 5 - MODULE & COMPONENT MANUFACTURE

The 40% Manufacturing Down Payment is due 1 month prior to the manufacturing start date. This deposit puts you into the next available production spot and holds your pricing. The 40% Manufacturing Down Payment can be made prior to step 4 to secure a build spot and to hold your pricing.

RAW Module orders the long lead items (HVAC, Windows, Steel, Appliances). Local contractor must begin site preparation and foundation work at this time.

Production starts on your unit for your designated build spot.

STEP 6 - COMPLETION OF MODULES & SITE INSPECTION

Upon council approval, a mandatory site visit by our RAW Module Project Manager takes place to review the site foundation with your contractor.

Once we confirm that your site is ready to receive your unit, we then book the crane and trucks and send the modules and components to the site.

STEP 7 - DELIVERY & ON-SITE INSTALLATION

The modules and components are delivered to site and assembly begins. The RAW Module build team works in conjunction with the local contractor to connect all of the site utilities.

Interior and exterior finishing takes place.

STEP 8 - COMPLETION OF WORKS

Non-RAW works: walkways, landscaping, etc. are completed by your contractor.

Final touches and walkthrough with RAW project manager for hand-off.

STEP 9 - HANDOVER
